Greenline Renovations Plus Ltd., is a full-service general construction company that was first established in 1989 and became incorporated in 1994. Greenline Renovations has 31 years of extensive experience in the renovation and retrofit of low and high-rise residential buildings in the Greater Toronto Area. Greenline Renovations currently works with numerous public, private and non-profit housing organizations renovating and rehabilitating all unit types. Combined our Project Managers have over 85 years of experience working on site, running large capital work projects and delivering high value bulk/repair/renovation programs while keeping projects on budget and on time.

Program Description

This is an ongoing program to fully or partially renovate empty units to provide TCHC with ‘turn-key’ units for new tenancies. The program is administered through the TCHC’s SuiteSpot Work Order System. Greenline is provided with on-line service provider portal which informs Greenline of a new vacancy, provides an initial scope and acts as the main communication device in managing the program. Greenline has integrated the information received from the SuiteSpot portal into Greenline’s JMS to manage its own administration of the program. This program uses a fixed unit price contract based on a prescribed item list of actionable repair types. Greenline is contracted to repair all items to TCHC specifications and material/manufacturer’s list.

In 2019/20 Greenline effected 1000+ full unit turnovers throughout the OUG & E portfolios. The program covers a varied list of repair types including, but not limited to:

  • Flooring – full replacement and partial repair
  • Painting and plastering
  • Water damage
  • Fire and smoke damage
  • Mould Remediation
  • Kitchen cabinetry repair and replacement
  • Bathroom repair and replacement
  • Door repair and replacement (fire-rated and non fire-rated types)
  • Plumbing and electrical minor repairs (includes plbg fixtures and lighting)
  • Asbestos Containing Material removal and disposal.

Greenline employs its own forces for the manufacture and installation of cabinetry and most bathroom renovations. Greenline has 5 crews of highly skilled and experienced tradespeople who are experts in the installation of cabinetry/countertops, wall tiling, demolition, minor design changes, fitment/finishing installs, and cleaning. Greenline has a unionized plumbing sub-trade and electrical sub-trade for work under union mandate. Greenline also deploys 3 sub-trade crews to carry out general flooring repairs and 1 sub-trade to carry out hardwood floor repairs and replacements. Greenline uses 5 sub-trade painting crews who are all expertise at wall and ceiling repairs, drywalling, taping and plastering. Only Greenline staff perform on-site supervisory tasks, administration, inspections, kitchen manufacturing and quality control measures. Greenline assigns 1 Program Manager, 1 Site Supervisor and 1 Administrator who are fully dedicated to the program operation. When there is an increase in TCHC demand, Greenline employs an additional site supervisor to ensure the timelines are met and workmanship is maintained.

Demand General Repair Program (DGR)

Project Description

This program is operationalized as a 3year contract to provide repair services to tenanted units and common areas within the entire OU portfolio. Work Orders are generated by the local OU staff and forwarded to Greenline for service. The service orders are prepared and delivered to Greenline through a TCHC service order email system. Greenline has adapted its intake procedures to align to TCHC’s administrative system and effect actionable service. This program uses a fixed unit price contract based on a prescribed item list of actionable repair types. Greenline is contracted to repair all items to TCHC specifications and a material/manufacturers list. The DGR Program operates in a very similar manner as this Move-Out RFP.

In 2020 Greenline effected 1221 repairs throughout the OUI portfolio. The program covers a varied list of repair types including, but not limited to:

Flooring – full replacement and partial repair, VCT, hardwood, sheet flooring, tile, engineered flooring, concrete slab repair, sub-floor repair/replacement

Walls and Ceilings – partial and complete - painting, priming, plastering, drywall, texture finishes, specialty coatings, wallpaper removal, skimming, caulking, T-bar ceiling assemblies.

Tiling – floor and wall – complete and partial to include substrate repair/replace, grouting, caulking, waterproofing, edging, transition assemblies, levelling, concrete repair.

Kitchen and bathroom cabinetry repair and replacement, oak and/or melamine cabinets and doors, countertops, hardware replacement, fixture replacement, ancillary plumbing repairs

Bathroom Repair and Replacement – bathtubs, sinks, faucets, toilets, fitments, mirrors.

Door Repair and Replacement – casement, bi-fold, sliders, fire-rated suite entry, exterior and screen doors, door operators, sidelights, frames, and hardware.

Plumbing – drain and vent assemblies, shut-offs, copper and braided supply pipes, gaskets, flanges, hangers, hotwork.

Electrical – fixtures, sockets, switches, thermostats, interconnected smoke alarms, range hoods and exhaust fans, lock-out procedures.
